Yes, we did run a map of the smallest homes for rent earlier this week, but this one focuses exclusively on freestanding, single-family houses rather than condos or townhouses.
The smallest houses for sale right now in Austin range from 529 to 672 square feet. The smallest, at 529 square feet, is at 3611 Munson Street, in East MLK neighborhood.
The asking prices for these tiny houses ranges from $115,000 (14303 Cochise Trail in Apache Shores) to $400,000 (75 Chicon Street in Holly).
On a per-square-foot basis, the properties within the city limits range from $334/square foot (1144 Mansell Avenue, in the MLK-183 section of MLK) to $666/square foot(75 Chicon Street in Holly). The outlier is 14303 Cochise Trail, in the Apache Shores subdivision, at $191/square feet.
NeighborhoodX's Constantine Valhouli noted that "smaller condos tend to sell for more, on a per-square-foot basis, than do larger ones in the same building or neighborhood, and we also see higher prices per square foot for tiny houses—but there is a different dynamic at work here. With many of these small houses, the redevelopment value of the land is a major factor in the higher pricing."
In other words, some of the house here are likely teardowns—though it should also be noted that the market value of most homes in Austin right now, even new builds or places in great condition, lies largely in the land they're on and where it's located.
