Going rates per square foot in popular central neighborhood

In an ongoing series with Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in Crestview.

While it’s considered central today, the Crestview neighborhood was developed on the site of an old dairy farm by A.B. Beddow in the 1950s and early 1960s and has the feel of an early suburb. Crestview is bordered by West Anderson Lane to the north, Burnet Road to the west, Justin Lane to the south, and North Lamar Boulevard to the east.

Crestview is a fairly close-knit, solidly middle-class neighborhood fond of its iconic Austin businesses, such as the Minimax grocery store (recently sold) and Top Notch hamburgers. It’s located on a Metrorail stop and is surrounded by businesses just outside its mostly residential core.

The current average listing price in Crestview is $311 per square foot, although the individual properties range from $206/square foot (1809 Morrow Street, a 1954 duplex asking $490,000) to $408/square foot (7812 Mullen Drive, a sweet single-family home asking $425,000).
