Steiner Ranch home sales prices, high and low

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in Steiner Ranch.

As we noted then, Steiner Ranch is an unincorporated, master-planned community approximately 20 miles northwest of downtown Austin—4,600 acres of wedged in a swath of land east of a bend in the Colorado River, which forms its western border, and Highway 620, just short of Lake Travis’ southern shores.

To get a sense of what Steiner Ranch is like, take a look at our list of the 13 biggest homes for sale in Austin (also created by NeighborhoodX)—quite a few of them are in the neighborhood.

A decidedly upscale area with requisite McMansions and other pricey real estate, Steiner Ranch is almost resort-like, with a golf course, green space, access to water activities, a private club, and 12 miles of nature trails. It’s also a popular place to raise families.

The current average listing price, excluding certain listings that were positioned as development sites or contained significant amounts of land (see below), is $169 per square foot.

The individual properties that make up this average range from $124/square foot (13405 Coleto Creek Trail) to $500/square foot (1010 Quinlan Park Road, a fun collection of eight 1950s cabins between Lake Travis and Lake Austin).

NeighborhoodX’s analysis excluded two significant listings—14800 and 14300 Flat Top Ranch Road—because they both include about 6 acres of land, and this skewed the price per square foot for the houses (which were both larger than 10,000 square feet, as well).
