In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s branching out a little beyond Austin’s borders, to Manchaca, Texas.
An unincorporated Travis County community about six miles southwest of Downtown Austin, Manchaca has fewer than 2,000 residents. So it’s both a small, rural town and a bedroom community.

The current average price range in Manchaca is $166 per square foot. The individual properties that make up that average range from $121/square foot (2004 Alyssa Drive, a four-bedroom house on the market for $354,903) to $223/square foot (13308 Larrys Lane, a new build asking $377,062).
