As it periodically does, city data analytics site NeighborhoodX recently took a look at the smallest properties for sale in Austin, seen on the chart below.
The properties range from 373 to 494 square feet. The smallest is 4701 Red River Street #304.
The asking prices for these tiny properties ranges from $82,500 (1840 Burton Drive #222) to $350,000 (for a 350-squre-foot bungalow with land at 3100 Castro Street).
On a per-square-foot basis, the prices range from $218/square foot (1840 Burton Drive #222) to $729/square foot (3100 Castro Street, although this reflects the value of the land more than the built space). Excluding the Castro Street property, the per-square-foot prices range from $218 to $469/square foot.
According to NeighborhoodX co-founder Constantine Valhouli, "some properties are affordable because they are legally designated as affordable [as part of city affordable housing programs]. Other properties are affordable because they are smaller."
