For our ongoing series Homes in the Range, real-estate analytics site NeighborhoodX is taking a close look at sales prices ranges in different Austin neighborhoods.
Today's analysis focuses on Central East Austin. As the city defines it, Central East Austin comprises several smaller neighborhoods; it's bounded by I-35on the west, Chicon Street/Northwestern Avenue on the east, East Seventh Street on the south, and the East Martin Luther King Boulevard on the the north.
The average listing price in Central East Austin is $332/square foot, but NeighborhoodX found a considerable range of individual listings behind this average.
On the low end are properties like this condo, in a building still under construction at 1007 Juniper Street, which is asking $268/square foot.
The upper end tops out at to $455/square foot, the cost of this house at 1901 East Eighth Street.
Interestingly, the more historically pricey Hancock neighborhood has a very similar spread: $259-424/square foot, with an average of $331/square foot.
Even more surprising is the fact that the Hyde Park neighborhood is currently more affordable all around: Prices range from $230 to $258/square foot and average $298/square foot.
