Homes in the Range: The Highs and Lows of Old West Austin

Current sale prices per foot in one of Austin's most historic neighborhoods vary quite a bit

For our ongoing series Homes in the Range, real-estate analytics site NeighborhoodX is taking a close look at sales prices ranges in different Austin neighborhoods.

Today's price comparison is for Old West Austin, the venerated area just north of Clarksville that likes people to get its boundaries right: North Lamar Boulevard on the east, Enfield Road on the south, West 35th Street on the north, and MoPac Expressway/Loop 1 on the west.

According to NeighborhoodX, the current average asking price for Old West Austin is $390 per square foot.

However, the prices for the individual listings behind that average range considerably. At the low end of the current market range is a duplex on the market for $208 square foot (2514 Hartford Road).

At the high end, meanwhile, is a single-family house listed for $687/square foot (1603 Westover Road).

To put these numbers in context, the most expensive home currently listed in Old West Austin ($687/square foot) is more expensive on a per-square-foot basis than the most expensive one in Bouldin Creek ($602/square foot, for 714 W. Live Oak St.)

For even more perspective, the average asking price for Old West Austin ($390/square foot) is comparable to that in Brykerwoods ($392/square foot), but the range in Brykerwoods is much tighter: the lows are more expensive, and the highs are more affordable than in Old West; the range in Brykerwoods is $261-425/square foot.
