Neighborhood Comparison: The Highs and Lows of Bouldin Creek

The range of home sales prices varies more than you might think

In what is becoming an ongoing series, real-estate analytics site NeighborhoodX is taking a close look at sales prices ranges in different Austin neighborhoods.

Today's focus is South Austin's Bouldin Creek neighborhood, which stretches from the river to West Oltorf Street between South Congress Avenue and West Bouldin Creek.

NeighborhoodX analyzed the properties currently listed for sale in Bouldin and found that while current median asking price is $406/square foot, prices range considerably—from $261/sq.ft. to $602/sq.ft.

Homes at the lower end of the range include 804 West Oltorf Street at $585,000, or $276/square foot, and 609 West Live Oak Street at $615,000, or $284/square foot.

Properties that skewed higher, such as (modernist wonder) 1703 Newton Street, are asking $572-602/square foot.
