Neighborhood Market Watch: What It Costs to Buy in Mueller Right Now

Townhouses and condos are of the moment in the central-city planned community

In this ongoing series, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different Austin neighborhoods.

Today's asking-price analysis focuses on the Mueller neighborhood (which we also looked at in April). A planned development located on the former site of Austin's municipal airport, Mueller is bounded by a short stretch of I-35 on its western edge, which extends southeast along Airport Boulevard, swinging northeast along 38-1/2 Street and Manor Boulevard, and then back west along East 51st Street on its northern border.

The average listing price in Mueller at the beginning of June was $278 per square foot.

However, the neighborhood had a fairly broad range of asking prices, ranging from $229/square foot (multiple units at 2811 Zach Scott Street) to $426/square foot (1320 Robert Browning Street #105).

That said, the majority of the new developments were clustered between $229 and $330 per square foot.
