Neighborhood Market Watch: What It Costs to Buy in Bouldin Creek Right Now

There's a fairly wide range of asking prices in the desirable South Austin area

In this ongoing series, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different Austin neighborhoods.

Today's asking-price analysis is a look at South Austin's Bouldin Creek neighborhood, which stretches from the river to West Oltorf Street between South Congress Avenue and West Bouldin Creek. NeighborhoodX did a similar study of the area in April and May.

Our analysis looks at current market rate listings and excludes income-restricted and affordable housing, properties positioned as development site, and listings with incomplete or contradictory data.

The current average listing price is $421/square foot, but the individual properties that make up this average range from $255/square foot (2308 Forest Avenue) to $526/square foot (901 Bouldin Avenue). The listings that make up the highest and lowest end of the range are unchanged from our May analysis.

Looking further back: In April, the average was $406/square foot, and the range was from $261 to $602/square foot. (2308 Forest Avenue was at the lower end of the bracket for April, May, and now June—and the price has dropped slightly since April.)
