Neighborhood Market Watch: What It Costs to Buy a Home in Windsor Park Right Now

1950s build feels Mueller’s heat

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in Windsor Park. The boundaries of the neighborhood are IH-35 on the west, state Highway 290 to the north, Northeast Drive and Manor Road to the east, and East 51st Street to the South.

A planned community built in the 1950s, Windsor Park was a quiet, reasonably priced neighborhood for years, known mostly for being behind the Capital Plaza shopping center. After the Mueller development on the site of Austin’s old airport entered the scene directly south of the area, it became more popular, especially among people looking to buy or rent modest, and modestly priced homes.

The current average listing price for Windsor Park is $244 per square foot, although the individual properties that contribute to this average range from $139/square foot (5608 Coventry Lane, a two-story house asking $494,000) to $358/square foot (2512 Wheless Lane #3, a new-build detached condo asking $304,900).
