Luxury Senior Facility to Complete Central City Triangle Development

Building will have 206 units and has a 90-foot height allowance

A senior living facility will be built on the remaining undeveloped site at the popular Triangle mixed-use development in central Austin, according to Austin-based developer W2 Real Estate Partners. Together with Bridgewood Property Company, the company will build a 206-unit senior living facility project, called The Village at the Triangle on the established mixed-use site, located south of West 45th Street between North Lamar Boulevard and Guadalupe Street. Construction is anticipated to begin in August and will be complete in early 2018.

The company announced that the Village at the Triangle will be located on a 1.45-acre site in the center of the Triangle 30-acre urban infill development project, the rest of which features long-established housing, medical facilities, restaurants, and retail, including the original Central Market grocery store, along with a three acre park and pond..

The Village at the Triangle will feature seven floors of apartment units built above two levels of parking. Independent living, assisted living, and memory care service options will be offered within the building. The luxury suites will range in size from efficient memory care units to independent living two-bedrooms with more than 1,300 square feet. The average size throughout the building is 882 square feet.

W2 has partnered with House + Partners Architects and TBG Partners to handle the architecture and land planning, respectively.

W2 reports that it completed a rezoning of the property in February 2015 that allows the project a building height up to 90 feet. The company plans to begin construction in August and forecasts a completion date in early 2018.
