Here’s How Much It Costs to Buy a Home in Old West Austin Right Now

Bucolic, yet essentially downtown

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in the Old West Austin neighborhood.

The Old West Austin neighborhood is bounded by Mopac Expressway on the west, Enfield Road on the south, North Lamar Boulevard on the east, and West 35th Street on the south. (The Clarksville neighborhood borders it on the south and is included in its neighborhood association, but because it was originally a freedman’s town and has a separate historic designation, it has very different housing stock and is excluded from this analysis.)

As the name and its inclusion in the National Register of Historic Places implies, Old West Austin is full of historic homes and comprises three subdistricts: Pemberton Heights, Old Enfield, and Brykerwoods. Many were built around the turn of or in the early 20th century. Located on a hill above Shoal Creek, it runs parallel to downtown above Enfield Road and was once considered the western edge of downtown. Today it’s a quiet, green, conveniently located area containing a mix of old, new, grand, and modest homes, including many city landmarks.

The current average listing price for the neighborhoods of Old West Austin is $402 per square foot, although the individual properties that contribute to that average range from $212/square foot (2514 Hartford Road , a duplex in Pemberton Heights asking $850K) to $786/square foot (1 Niles Road, an Old Enfield mansion asking $8.25M).
