How Much It Costs to Buy a Home in West University Right Now

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, they've updated their June analysis of asking prices in West University—a UT-adjacent neighborhood that includes the traditional West Campus area (UT to the east, North Lamar Boulevard to the west, starting at Martin Luther King Jr. Boulevard on the south) but extends north to West 38th Street.

The current average listing price in West University is $324 per square foot, but the individual properties that make up that average range from $208/square foot (2401 Leon #311 a 1,581-square-foot, three-bedroom condo clearly marketed toward students and asking $329,000) to $478/square foot (2107 Rio Grande Street #11).

"On a per-square-foot basis, the most expensive property in the neighborhood (2107 Rio Grande) is a tiny, 376-square-foot condo, evidence of the little-known fact that smaller apartments often sell for much more on a dollar-per-square-foot basis than larger apartments in the same building or neighborhood," said Constantine Valhouli, co-founder of NeighborhoodX.
