Neighborhood Market Watch: What It Costs to Buy a Home in Northwest Hills/Far West

Homes with a view

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in the Northwest Hills area.

Northwest Hills is bounded by MoPac on the east, state Highway 360 on the west, RR 2222 on the south, and Spicewood Springs Road on the north. As the name implies, it’s in the hills overlooking Lake Austin, and home to a mix of middle- to upper-middle-class residents who are attracted to the views, recreation opportunities, and easy access to retail, restaurants, and entertainment in almost every direction.

The current average listing price in the Northwest Hills/Far West area is $244 per square foot, and the individual properties that make up this average range fairly tightly around it, from $212/square foot (6810 Old Quarry Lane, a two-bedroom condo asking $217,000) to $280/square foot (2803 Mesa Drive, a five-bedroom house asking $899,000).
