Here’s what it costs to buy in Allandale right now

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in the Allandale neighborhood.

A northwest central Austin neighborhood, Allandale is much like neighboring areas Rosedale, Brentwood, and Crestview, in that it is close-knit and family-oriented, with lots of neighborhood activities (its Fourth of July parade is locally famous), and boasts quite a bit of stock built from the 1940s through the 1960s.

The neighborhood boundaries are Burnet Road to the east, Mopac to the west, Hancock Drive to the south, and West Anderson Lane to the north.

* The current average listing price is $315 per square foot, although the individual properties that comprise this average range from $252/sq.ft. (7685 Northcross Drive, a small condo asking $163,500) to $560/square foot (4511 Rosedale Avenue, an 888-square-foot a single-family home asking $495,000 ).

It is worth noting that 5904 Shoalwood Avenue has 1,265 square feet of private deck that is not included in the interior square footage but nevertheless adds to the residence’s value and therefore its listing price.
