In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, they’re branching out a little beyond Austin’s borders, to Manchaca, Texas.

An unincorporated Travis County community about 12 miles southwest of Downtown Austin, Manchaca has fewer than 2,000 residents. So it’s both a small, rural town and a bedroom community.

The current average listing price for Manchaca is $169 per square foot.

The individual properties that contribute to this average range from $122/square foot (2004 Alyssa's Way, a 3,015-square-foot home asking $369,900) to $222/square foot (13308 Larry's Lane, a four-bedroom new build asking $376,309).
