Here’s how much it costs to buy a home in Zilker right now

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in South Austin’s Zilker neighborhood.

The Zilker neighborhood starts on the south shore of the river and runs south between Union Pacific railroad tracks/South Lamar Boulevard to its east and Robert E. Lee Road/Rabb Road to its west, and is bordered by Barton Springs Skyway to its south.

Zilker contains many of Austin’s attractions, including Butler Park, Umlauf Sculpture Garden, and many of the cities happening (and often iconic) restaurants and entertainment venues.

Zilker homes vary from small bungalows built during leaner times and larger, newer builds that came with prosperity, along with a healthy does of condominiums. As is the rest of south central Austin, it’s home to a mix of newer residents who seek its natural beauty and strong local identity and older ones who hope to preserve those things.

The current average listing price in Zilker is $417 per square foot. But the individual properties that make up this average range widely, from $248/square foot (2409 Ann Arbor Avenue, a large, three-bedroom condo wanting $719,000 plus monthly homeowners association fees) to $693/square foot (1405 Oxford Avenue, a 750-square-foot house asking $520,000).
