In this ongoing series, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different Austin neighborhoods, ranking asking prices on a per-square-foot basis.
Today's analysis focuses on the Pflugerville, the ever-growing suburb directly north of The current average asking price is Pflugerville for the sub-set of properties that we analyzed was $117 per square foot.
However, the individual properties that make up that average ranged from $72/square foot (17912 Narsitin Lane, a large, two-story house priced at $239,900) to $166/square foot (3705 Apple Vista Circle, a three-bedroom house asking $239,900).
Constantine Valhouli, co-founder of NeighborhoodX, added the following insights into the analysis:
At first glance, the raw listings data suggest a much broader range for the neighborhood. Properties such as 1215 East Pfennig Lane ($794,500 for 2,426 square feet, or $327/square foot) would seem to top the price ranking—except that, on closer inspection, the value is primarily in the five acres of land, which is zoned for condos, retail, restaurants, and other uses beyond a single-family house.
On the other end of the price range are such properties as 3300 and 3351 Killingsworth Lane, which are asking $48-51/square foot—which would bring up the bottom of the range, except that these are not true comparisons. They are mobile or manufactured homes that rent, rather than own, the land on which they are sited.
So, in the same way that the East Pfennig property was excluded from this analysis because the value was in the land rather than the house, we also excluded the Killingsworth properties because the value was also in the land—which was not conveyed along with the house.
