Here’s what it costs to buy in Pecan Springs/Springdale right now

Family homes predominate in established central neighborhood

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in the Springdale/Pecan Springs neighborhood.

Located on the northern side of East Austin, bordered by Mueller and Windsor Park to the west. Its boundaries zigzag a bit: On the north, it follows the south side of Little Walnut Creek until it meets Ed Bluestein Boulevard, and on the west it follows the boundary of Morris William Golf Course North to Manor Road, which it follows northeast to Little Walnut Creek. The southern boundary is Martin Luther King Jr Boulevard, and the eastern one is Ed Bluestein Boulevard.

Pecan Springs-Springdale is an established neighborhood that has been and continues to be home to many of the area’s African American community and political leaders. As an area that developed mostly after Austin’s official segregation policies ended, it has also been home to a fairly integrated mix of working-class families. While it has seen a rise in gentrification, it has taken place more slowly than in areas closer to downtown, and it continues to offer some solid, relatively affordable housing.

The current average listing price in Pecan Springs Springdale is $218 per square foot, although the individual listings that make up that average range from $158/square foot (6200 Walnut Hills Drive) to $274/square foot (5208 Medford Drive).
