Here’s what it costs to buy a home in Bouldin Creek right now

In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is breaking down home sales asking prices by square foot in different neighborhoods.

Today's focus is South Austin's Bouldin Creek neighborhood, which stretches from the river to West Oltorf Street between South Congress Avenue and West Bouldin Creek.

Like most central South Austin neighborhoods, it was for decades an affordable area to rent or buy and was home to a mix of working-class residents, musicians, and other creative types. Many who bought homes in the close-knit neighborhood then still live there, now joined by residents who can afford the higher prices commanded in the area, with its prime location and considerable charm.

The current average listing price is $387/square foot, although the individual properties that make up this average range from $286/square foot (300 Crockett Street #115, a condo asking $183,000) to $540/sq.ft. (906 West Bouldin Street, a bungalow we featured last week.)
