For our ongoing series Homes in the Range, real-estate analytics site NeighborhoodX is taking a close look at sales prices ranges in different Austin neighborhoods.

Today's analysis focuses on West Lake Hills. West Lake Hills is a bit more difficult to define than most neighborhoods in Austin. The separately incorporated city of West Lake Hills has specific and somewhat wonky boundaries within the area between the Colorado River/Lake Austin on the east and Highway 360 on the west, with the Wild Basin wilderness above and Rollingwood and Westlake drives marking the south boundary, sort of.

More generally, Austinites—particularly real-estate professionals—tend to refer to areas between the river and 360 (and occasionally even west of 360) from MoPac to northerly points as "Westlake." (Then a lot of them like to argue about it.)

The current average listing price in West Lake Hills is $561 per square foot, although the individual properties that make up this average range from $225/square foot (314 Eanes School Road, a large, secluded four-bedroom built in 1981) to $1,259/square foot (900 Live Oak Drive, an architecturally distinctive home on four acres called The Floating Box House).

These properties range in listing price from $929,900 (208 Laurelwood Trail) to $15 million (900 Live Oak Drive).

The home sizes range, correspondingly, from 2,754 square feet (208 Laurelwood Trail) to 11,833 square feet (900 Live Oak Drive).
