In this ongoing series, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different Austin neighborhoods, ranking asking prices on a per-square-foot basis.
Today's analysis focuses on the Mueller neighborhood. A planned development located on the former site of Austin's municipal airport, Mueller is bounded by a short stretch of I-35 on its western edge, which extends southeast along Airport Boulevard, swinging northeast along 38-1/2 Street and Manor Boulevard, and then back west along East 51st Street on its northern border.
The current average listing price in Mueller is $277 per square foot, but it ranges from $229/square foot (2813 Zach Scott Street, a planned new-build row home asking $594,095) to $394/square foot (1320 Robert Browning Street #105, a one-bedroom townhouse asking $305,000).
"Using this metric—per-square-foot prices, rather than median listing prices—it becomes clear that in Mueller, the houses are priced below the average listing price, while the condos tend to be at the higher end of the price range," said Constantine Valhouli, co-founder of NeighborhoodX.
