There’s no shortage of gigantic mansions on the river (Colorado) we like to call a lake (Austin/Travis/Town/Lady Bird), it’s true. This one, though, has a few special qualities.

There’s an arty, whimsical side to it, to be sure—see the Albert Einstein mural, the sculpture near the pond, or the vintage stadium seating on the tennis court. It definitely leans modern—though not modernist or minimalist—especially compared to the sometimes elaborate and ornate homes of similar size in the area.

It’s probably the grounds that get us, though. According to the listing, it has more than 200 heritage oak trees on its five acres, one acre of which is a stocked pond. There are two covered outdoor living areas, a designer swimming pool, and an outdoor kitchen with commercial appliances, and it comes with a carport and boathouse on Lake Austin.

The 9,200-square-foot home is on a private cul-de-sac and has six bedrooms and six bathrooms, as well as formal living and dining rooms and such interior details as mahogany doors, eucalyptus cabinetry, five gas fireplaces, and custom light fixtures.

There’s also a one-bedroom casita with living, kitchen, and and dining rooms, and—whimsical!—a treehouse that sleeps three.
