In an ongoing series for Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, it’s checking out numbers in the asking prices per square foot in the Dawson neighborhood.
Dawson is bordered on the south by Ben White Boulevard and on the north by West Oltorf Street and runs between South Congress Avenue on the east and South First Street to the west.

The current average listing price in Dawson is $331 per square foot, although the individual listings that make up this average range from $255/square foot (2606 Wilson Street #705, a two-bedroom condo asking $300,000) to $512/square foot (2616 Stacy Lane, a small, single-family home listed for $410,00).

"Our analysis excluded listings that were double lots or primarily positioned as development sites, as the prices would reflect the potential value of the land rather than the value of the existing built space," noted NeigbhorhoodX’s Constantine Valhouli.
