Rent comparison: What $3,500 gets you

Luxury apartments and big houses in Montopolis, Downtown, Clarksville, Swede Hill, and Spicewood

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various Austin neighborhoods. Is one person's studio another person's townhouse? Let's find out! Today's price: $3,500

1012 East 15th Street, three-bedroom, two-and-a-half-bathroom house, 2,144 square feet, $3,500/month. A contemporary 2015 build in Swede Hill by architect Chris Krager, the two-story home has an open floor plan organized around a central courtyard. The master suite has a private deck, spa-like bath, and walk-in closet. Pets are not mentioned.

311 Bowie Street, Apt. 1409, three-bedroom, two-bathroom apartment, 1,092 square feet, $3,516/month. Luxe life in the fabulous Downtown Bowie includes a rooftop pool, long views, and, if you wish and pay requisite deposit and fees, pets.

21400 Vista Estates Drive, four-bedroom, three-and-a-half-bathroom house, 3,167 square feet, $3,450/month. A large, two-story house in Spicewood, this home is in a small subdivision about 10 minutes from the Hill Country Galleria. No pet policy is listed.

Lysander Court (check here for address), three-bedroom, two-bathroom house, 2,085 square feet, $3,500/month. This is actually a “corporate rental by owner,” meaning it requires at least a six-month lease and comes fully furnished with cable, Wi-Fi, $200 utility allowance, and bimonthly maid service. However, it can be rented for $2,700 unfurnished with no utilities or maid service included. The new, two-story home in Montopolis has a natural stone exterior, vaulted ceilings, hardwood floors, granite countertops, stainless steel appliances, and a two-car garage.

1217 Castle Hill Street, two-bedroom, one-and-a-half bathroom house, 1,500 square feet, $3,700/month. We’re kind of cheating with including two listings close to downtown this week, but we couldn’t resist this 1920s Clarksville bungalow. It’s remodeled, and has downtown views, a living room fireplace, and lovely tile work in the bathroom and kitchen.
