Austin rent comparison: what $1,000/month gets you

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various Austin neighborhoods. Is one person's garage apartment another person's townhouse? Let's find out! Today's price: $1,000.

There are plenty of homes to be found in this week’s range, which happens to be close to the median rent for one-bedroom apartments in Austin for March. And while few are luxurious, most are serviceable, clean, workaday places in good shape, with the essentials for middle class living and little interest in ostentatious display.

We start in Georgian Acres, with a, private, adorable-looking garage apartment behind a single-family home. The exact address of the home is “not public,” according to the listing, but it is actually included in the information here. It is, as advertised, in a neighborhood close to major roads and shopping with easy access to downtown Austin, UT, and the Domain.

Georgian Acres garage apartment, one bedroom, one bathroom, 575 square feet, $999/month all bills paid. The recently renovated apartment has stained concrete floors and a yard shared with the owner, 10-foot ceiling, full kitchen, and stackable washer and dryer. Pets are negotiable; no “dangerous breeds” allowed.

7000 Oak Meadow Circle, #C, two-bedroom, 1.5-bathroom, 953-square-foot fourplex units, $1,000/month. Next up are two available units in an Oak Hill fourplex. Features include a wet bar, fireplace, 1.5 bathrooms, laundry room with storage space, and fenced yards.

1405 Hartford Road, Apt. 103, 400-square-foot studio apartment, one bathroom, $1,025/month. A private corner unit in a Clarksville eightplex, this home has offers a recently remodeled kitchen and off-street parking in addition to its stellar location. Can be rented with all, part, or none of the current furniture. Cats allowed; “well-behaved” dogs under 25 pounds considered.

5507 Thunderbird Street, Lago Vista, three-bedroom, two-bathroom duplex, 1,914 square feet, $1,000/month. Located in the Lake Travis-area Lago Vista community, this duplex unit has Hard tile and stained concrete floors throughout, recent appliance upgrades, fireplace, a one-car garage, and a fenced back yard with patio.

Ten Oaks Apartments, 12612 North Lamar Boulevard, one-bedroom, one-bathroom apartment, 693 square feet, $1,025/month. Located along Wells Branch Creek in North Austin near Parmer Lane, Ten Oaks offer community amenities including fitness center, cyber cafe, media room, two-tiered pool, outdoor kitchen and fire pit. The complex is pet-friendly and has a dog park.
