What does it cost to buy a home in Mueller right now?
In an ongoing series with Curbed Austin, real-estate analytics site NeighborhoodX takes a close look at the range of sales asking prices in the area, ranked by cost per square foot, to find out.
A planned development located on the former site of Austin's municipal airport, Mueller is bounded by a short stretch of I-35 on its western edge, which extends southeast along Airport Boulevard, swinging northeast along 38-1/2 Street and Manor Boulevard, and then back west along East 51st Street on its northern border.
The current average listing price is $276 per square foot, and—unlike most other neighborhoods in Austin—the individual properties that make up this average range fairly tightly around that average, from $243 per square foot (2504 Sorin Street, a new single-family home looking for $650,000) to $302 per square foot (4705 Camacho Street, preconstruction price on what will be a three-bedroom, single-family home asking $779,990).
"This fairly tight price range reflects the fact that Mueller is a new development that is relatively homogenous in terms of its pricing and product mix," said NeighborhoodX co-founder Constantine Valhouli.
