Austin renters’ favorite amenity? Big windows, apparently

Joint study reports on premium rental features nationwide

What amenity will Austin renters pay more for? According to a National Apartment Association study conducted in partnership with commercial real-estate analytics site Enodo Score, it’s “floor-to-ceiling windows.”

The report looked at amenities that deliver the highest rent premiums in 11 major cities across the country: Austin, Boston, Chicago, Denver, Houston, Los Angeles, Miami, New York City, Phoenix, San Francisco, and Seattle.

While it also measures the most popular amenities—fitness centers being a big one—those are not necessarily the ones for which renters are willing to add the most to their monthly bills.

In Austin, floor-to-ceiling windows see the highest average rent premium—$26.44 per month, according to the study—followed by roof decks, concrete floors, concierge service, and reserved parking (surprisingly not higher on the list).

Nationwide, clubhouses (what?!) are the most valued amenity an apartment complex can have, while energy-efficient appliances top the national list of premium in-unit amenities, according to the study.
