How much does a home in South Austin cost?

This range of going prices per square foot in Dawson will give you an idea

In an ongoing series with Curbed Austin, real-estate analytics site NeighborhoodX is taking a close look at sales price ranges in different neighborhoods. Today, we’re checking out numbers in Dawson neighborhood.

Dawson is bordered on the south by Ben White Boulevard and on the north by West Oltorf Street and runs between South Congress Avenue on the east and South First Street to the west.

Like most South Austin areas, Dawson was primarily a working-class neighborhood with small- to medium-sized homes for most of its existence. Many of the homes and some of the people are still there, now mixed with newer, sometimes larger houses. It’s also within walking distance of the ever-increasing shopping and entertainment options on South Congress and South First.

The current average listing price in Dawson is $319 per square foot, although the individual properties that make up that average range widely (even on the same street, in this case).

The low end of the range is $264 per square foot (2606 Wilson Street #202, a two-bedroom condo on the market for $390,000), while the upper end is $424/square foot (2710 Wilson Street, a new, single-family home asking $1.7 million).
