Austin rent: what $850/month gets you

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various Austin neighborhoods. Is one person's studio another person's suburban house? Let's find out! Today's price: $850.

The big issue here, of course, is going to be variety. While there are large apartment complexes all over town offering spaces for this price (yes, they’ll pretty much all be one-bedrooms), it takes a little digging to find much stylistic variety.

But never fear: we did some of that excavation and found a few variations on the theme. Granted, it took some exploration in areas away from the city center—but some of those areas are preferred by many Austin residents.

Case in point: the first place on our list. Located in Far South Austin, it’s a single-family home with an Homeowners Association and everything. Granted, it’s on Craigslist, and there are only two photos, but we want to believe.

10017 Milla Circle, three-bedroom, two-bathroom house, $800/month. Comes with washer, dryer, stainless-steel appliances, and a fenced yard. HOA takes care of front yard mowing and watering.

The Arnold, 1621 East Sixth Street, studio apartment, one bathroom, 393 square feet, $831/month. This is the first Curbed Comparisons appearance for The Arnold, the brand-new micro-apartments on swinging East Sixth. Since it’s new, it has up-to-date and stylish fixtures and appliances, but its size warrants emphasis on complex amenities: rooftop deck with fireplace, fitness center with complimentary classes, a media lounge, gourmet demonstration kitchen and grilling area, that sort of thing.

2711 Hemphill Park APT I, one-bedroom, one-bathroom apartment, 420 square feet, $825/month. This charming unit in an older complex just north of UT (ergo: in North University) is also on one of the most pleasant streets in the neighborhood, with huge trees and a park-like green spaces all around.

6811 Great Northern Boulevard, studio, one bathroom, 373 square feet, $800/month. Located on the Allandale side of Mo-Pac, this straightforward little studio is near Shoal Creek and has new appliances and plank flooring. Looks like you might get a little gift bag when you rent, too.

Avesta Agave Falls Zillow

Avesta Agave Falls, 1901 East Anderson Lane, one-bedroom, one-bathroom apartment, 703 square feet, $776/month. This Coronado Hills apartment is in a large complex near Walnut Creek and convenient to Highway 183 and has many common amenities, including two swimming pools.
