Our first look at prices per square foot in Crestview’s overlooked northern neighbor

What does it cost to buy a home in the Wooten neighborhood right now?

In an ongoing series with Curbed Austin, real-estate analytics site NeighborhoodX took a close look at the range of sales asking prices per square foot in the area to find out.

While we have been collaborating with NeighborhoodX on this micro-examination of Austin real estate prices for a while, this is the first time we’ve looked at the Wooten neighborhood.

Wooten is a fairly small neighborhood, bounded by Burnet Road to its west, Highway 183/Research Boulevard to its north and east, and West Anderson Lane to its south. In terms of neighborhood planning, Wooten is combined with Crestview to its south and shares some of that neighborhood’s characteristics, with its history as a subdivision for middle-class homeowners.

Wooten until recently has enjoyed fewer of the retail and entertainment options or communities connected around longstanding businesses than that neighborhood, but an active neighborhood association and development along Burnet Road has led to change in those areas.

he current average listing price in Wooten is $265 per square foot. But the individual properties that make up this average range from $145 to $423 per square foot.

One of the reasons that NeighborhoodX presents average prices on a per-square-foot basis, as well as price ranges, according to co-founder Constantine Valhouli, “is that neither metric on its own gives the full picture."
