What it costs to buy in Deep Eddy right now

Call it lower Clarksville or south Old West Austin—the real estate is the same

What does it cost to buy a home in the Deep Eddy neighborhood—a cultural stalwart from deep in the days of Austin lore, with its spring-fed swimming pool, lake access, and distinctive eating spots and dive bars—these days?

Oh, wait; if you don’t know where Deep Eddy is, you might know it as Westfield—that would be an area with the borders of Enfield Road to the north, Mo-Pac to the east, and the river/Lake Austin to both the south and the west, as that body curves slightly northward.

Others know the part of that area between Mo-Pac and Exposition Boulevard and stopping short at Lake Austin Boulevard as Deep Eddy. And some think of it as south Tarrytown or just include it in Tarrytown without the geographic modifier. In city neighborhood planning group terms, it’s all part of Central West Austin.

That’s why we approach this particular installment of our ongoing series with the data crunchers at NeighborhoodX, wherein we take a close look at neighborhood prices by square foot, with a small amount of trepidation.

In an ongoing series with Curbed Austin, real-estate analytics site NeighborhoodX took a close look at the range of sales asking prices per square foot in the area to find out.

The current average asking price in Deep Eddy is $382 per square foot, and the individual properties that make up this average range from $294 per square foot (2208 West 11th Street, a single-family home on the market for $879,000) to $525 per square foot (1309 Elton Lane, a generously sized single-family home asking $879,000).

"There is a relatively small sample size on market right now,” said Constantine A. Valhouli, director of research for NeighborhoodX, and it was interesting to see a property, 2504 Quarry Road, listed at almost exactly the average price for the neighborhood," said "This gives some tangible context for the upper and lower brackets of the price range."
