How much does it cost to buy in Zilker these days?

In an ongoing series with Curbed Austin, real-estate analytics site NeighborhoodX took a close look at the range of sales asking prices per square foot in the area to find out.

The Zilker neighborhood starts on the south shore of the river and runs south between the Union Pacific railroad tracks/South Lamar Boulevard to its east and Robert E. Lee Road/Rabb Road to its west and is bordered by Barton Springs Skyway to its south.

Zilker contains many of Austin’s attractions, including Butler Park, Umlauf Sculpture Garden, and many of the cities happening (and iconic) restaurants and entertainment venues.

Zilker homes vary from small bungalows built during leaner times and larger, newer builds that came with prosperity, along with a healthy does of condominiums. As is the rest of south central Austin, it’s home to a mix of newer residents who seek its natural beauty and strong local identity and longtime ones who hope to preserve those things.

Based on an analysis of current market-rate listings, the average asking price in Zilker is $418 per square foot, ranging from $256 per square foot (1205 Kinney Avenue #1205M, a large, two-bedroom, two-story condo) to $591 per square foot (1600 Barton Springs Road #4301, a three-bedrom condo asking close to $1 million).

In order to give a better sense of how the price of one square foot varies within the neighborhood, the analysis excludes foreclosures and short sales, as well as properties positioned as development sites.
