Hsu-designed home for sale on Mueller ‘silent market’ is sustainable and lovely

We’ve featured Mueller’s Tilley Row Homes—sustainable, modern townhouses designed by Austin’s Michael Hsu Office of Architecture (as has Dwell); this one is as light and bright and lovely as the others, and it has the distinction of being listed only on the Mueller Silent Market—a group that doesn’t list on the MLS in order to “put buyers and sellers together outside of the typical listing arrangement,” according to its website.

Other than its unique listing arrangement, the 1800-square-foot corner unit has the same (and many) green features as the others, all of which have earned 5-star ratings for their energy efficiency. The two-story home also has the clean lines, simple but pleasing materials, and airy, open feel we’ve come to expect from Hsu’s residential designs—some of the standout features include engineered hardwood floors, exterior cedar accents, and a front porch with encaustic concrete tile front porch.

The house has three bedrooms and two and a half bathrooms and features elevated views of the Mueller Orchard, Southeast Greenway, and the Morris Williams municipal golf course.

The kitchen features stainless appliances, Caesarstone concrete countertops, and an industrial sink with a rack and pullout sprayer. It is plumbed for water-softening and reverse-osmosis systems.

The master bathroom has a custom walnut vanity, glass shower, and soaking tub. There is also a Juliet balcony off the master suite.

There are wood floors and hard tile throughout the upstairs, where ample windows are placed to provide privacy without sacrificing natural light.

Other sustainable and energy-efficient features include digitally dimmable LED lighting, Nest thermostats, a tankless water heater, drought-tolerant landscaping, a metal roof, and a two-car garage with 240V charging stations.
