Rent comparison: what $1,390/month gets you

Studios, houses, and points in between

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various Austin neighborhoods. Is one person's studio another person's townhouse? Let's find out! Today's price: $1,390.

2201 East 16th Street, one-bedroom, one-bathroom house, 480 square feet, $1,400/month. This rather precious, if small, house is in the Chestnut neighborhood of Central East Austin and was built in 1934. It has long-leaf pine floors, a new stackable washer/dryer, and a screened porch.

Riverview, 1300 E Riverside Drive B207, one-bathroom studio apartment, 623 square feet, $1,388/month. This East Riverside-Oltorf studio apartment in a medium-sized building is in a hot location and has ample gathering spaces, including an outdoor patio with fireplace and pool. Pets allowed.

2516 Enfield Road No. 202, two-bedroom, two-bathroom condo apartment, 1,063 square feet, $1,395/month. One of only seven units in a complex built in 1964, this updated-but-still-retro space is in the sought-after central Tarrytown neighborhood and comes with one reserved, covered parking space. The owner pays for water, gas, trash collection, and lawn care.

13013 Emma Lee Avenue, two-bedroom, one-and-a-half-bathroom house, 932 square feet, $1,395/month. A single-family garden home in Northwest Austin near McNeil/Parmer, this house was renovated in 2015 and has quartz countertops, subway-tile back splashes, and soft-close cabinets in the kitchen, recently updated appliances, remodeled bathrooms, and a garage with a laundry room.

Lantana Ridge, 6636 West William Cannon Drive, Apt. 1522 , two-bedroom, two-bathroom apartment, 1,026 square feet, $1,388/month. This one’s a little bit country, in that it’s located in a complex on 55 acres in Oak Hill, which is approaching the Hill Country but still convenient to suburban and city amenities. The unit has nine-foot ceilings, a balcony, and updated kitchen features including granite countertops and stainless steel appliances. No pets are allowed, however.
