New build offers proximity to Downtown and famous barbecue

You won’t see a ton of photographs in this listing for a newly built home in Central East Austin. That’s because, no matter how nifty-light-open-airy the interiors are (and they do really seem to be), the big selling point for this unit in a small block of townhouses is the location—along with, at least for now, the views.

The 2,807-square-foot, two-story home is one block from ever-more popping East 11th Street, within wafting distance of Franklin Barbecue. It’s in one of the few new residential buildings in the tiny Robertson Hill neighborhood (directly east of IH-35 between East 12th and East 11th/Rosewood streets) and perhaps the only one of its type—it’s listed as a house, but it’s also a rowhouse/townhouse—currently available for sale.

The building faces an area of mostly small, single-family homes—some part of affordable housing programs—and backs to the taller Street-Jones Building on East 11th, which cold minimize noise. However, it’s also neighbors with the Victory Grill and Kenny Dorham’s Backyard, so it remains to be seen how well the whole live-music-capital thing will continue to work out in the neighborhood once it and a neighboring building still under construction are populated.

Whatever the case, the four-bedroom, five-bathroom house does have downtown views from its rooftop terrace, as well as 12-foot ceilings, hardwood floors, smart-home technology, and a two-car garage.
