What $2,300 rents in Austin right now

A big mix from five neighborhoods

Welcome to Curbed Comparisons, a column that explores what one can rent or buy for a set dollar amount in various Austin neighborhoods. Today’s price: $2,300 (or thereabouts). Vote for your favorite below.

Renting for $2,250/month is this two-story home in East Austin’s all-modern Agave neighborhood. The 1,585-square-foot single-family home has three bedrooms and two and a half bathrooms, high ceilings, what look like wood-laminate and polished concrete floors (no carpet, at any rate), an upstairs balcony, and a fenced backyard with a fire pit, bocce court, and sparkly lights.

Going back to the deep well of high-rise luxury apartments, we find this unit renting for $2,235/month in the Catherine, just south of the river in Bouldin Creek. The one-bedroom, one-bathroom apartment measures 763 square feet and has a 10-foot ceilings, a balcony, and in-unit laundry facilities. Pets are allowed.

If living farther south, amid the exciting nightlife and restaurant nirvana of South Lamar Boulevard, appeals, a $2,300/month apartment in the Zilker neighborhood could fit the bill. Located in the Sage condominium complex, the two-bedroom, two-and-a-half-bathroom unit, measuring 1,264 square feet, offers more space than its downtown counterparts as well. It also has an attached garage and access to a community dog park, so assume pets are allowed.

Heading north, we find a small, fully furnished house in Brentwood that appears to be set up for short-term rental but requires a minimum stay of 60 days—so apparently a medium- to long-term agreement is available. It rents for $2,285, which includes utilities, internet service, and lawn care. The 731-square-foot house has one bedroom and one bathroom, hardwood floors, and laundry facilities. There’s a fully fenced yard, and pets are allowed.

The edge of the UT-campus area West Campus neighborhood starts to transition to northwest Downtown in the location of this two-story, townhouse-style apartment. Renters who can handle (or even desire) the mix of students, nonstudents, and small businesses in the (admittedly tucked-away, leafy) area will find an adorable, one-bedroom, one-bathroom unit that rents for $2,300/month. It has an upstairs deck with mad views and a lovely, private, ground-floor patio, as well as a fireplace and two parking spaces.
