Small East Austin charmer asks $385K

Renovated home built in 1950

Small living room with white walls, small mural/wall painting, modern and vintage furniture
1310 Delano Street

According to a recent Realtor report, the fourth fastest-gentrifying ZIP code in the country is in Austin. The listings site’s analysis incorporated factors such as changes in median home prices, incomes, and education levels of residents over the past five years to derive its results. It limited its national list to one ZIP code area in every state it studied.

In Austin, that ZIP code is 78721, according to the report. While Realtor referred to that area as Johnston Terrace (which is indeed within its boundaries), the MLK and MLK-183 neighborhoods also share the ‘21.

Is the price of this small, charming home in MLK-183 consistent with he the trend? Probably; although it’s asking substantially less than the median listing price in the study, it’s likely not within reach of those who make the median local income or less.

At 850 square feet, it’s also on the small side for a single-family home in Austin. An unfussy remodel of the home, however, makes small read as cozy. Built in 1950, the home has three bedrooms and one bathroom as well as its original hardwood floors. Outside, it backyard deck backs to a dry creek and green space.

Listed by Realty Austin, the property is next door to another home and lot for sale; both homes have the same current owners.
